Cant complain... I started my lease in January of this year and so far I havent had any major concerns or issues. The leasing office was always nice to me and the maintenance team usually shows up within 24 hrs if I have a request. The only negative thing I can honestly say is that parking is a minimum and if you have a small party or gathering, your guests wont really have anywhere to park and you cant park on the grass. The other thing I feel maintenance should work on is providing quality replacement parts. I had a refrigerator go out that was brand new and they replaced it with a raggedy one that currently has the same issues as the other one, Im literally counting the days before this one dies on me as well. The neighborhood isnt too bad and its actually quiet and peaceful on the weekends. Youre gonna have neighbors and guests drive through with loud music throughout the day and you gon see kids playing here and there but overall its actually a decent place to live.

I was looking to purchase a home and rent a home for my family. Two different properties. I was told to submit an application in which I did to never get a reply. No one is ever in the office, no one ever replies to your emails. I truly do not understand how they stay in business. I get you are limited staff but a simple reply or response would be nice. Very frustrating and disappointing!

The community is actually quiet, and the rent is affordable, ive been here for almost 2 years my issue is mainly the office. they are impossible to get in contact with, and the only time you hear from them is when your rent is due or past due, they have signs outside listing multiple homes, who havent paid rent, which i find is unprofessional, they do very well at avoiding people expect the visitors who seek to buy or rent on there property, there pool is always dirty and ends up closed for a long while, and one the of the maintainers is always grumpy and rude, ive actually had 2 encounters with him, trust me youll know when you see him. and last but not least be aware the kids are bad and know how to say every curse word in the book.

Most trailers are new, heavy speeders throughout there,even with children around. Nice quiet place mostly.

Somehow they decided it was acceptable to remove me from the lease and change all the locks because me and my woman was arguing and she told them to do it. Pretty sure thats illegal since Ive been on the lease for years and they didnt notify or reach out to me in any way before doing everything. The other office lady is great!!!

You can know that you will make plenty of acquaintance and enjoy the pool in the summer time its quite and pleasant too. Thought that I would never be back but my son Andrew means a lot to me and I just want him happy.

Ive lived i this park since 1998 there have been many different management companies.The rent has gone up every year.The children are rude and will curse you if you ask them not to do something like pee on your home.Enforcement of the rules seems optional for some.The pool is hit or miss either its open or locked no matter the day ot hours.Trying to get anyone in the office...well sometimes yes sometimes no.They have always been polite when Ive talked to them.

My brother & his family lived there & its really nice wouldnt mind moving there myself

The area is not really a bad area. However, when it rains the draining system is awful because the ground is like a marshland, and sometimes you have to walk in as much as a foot of water to get to your car.

Its a grate place to live , and a safe environment for familys

Have a friend who lives there currently whos floor is falling apart by her back door. She has reached out many times and management rarely answers her calls. Her power bill is through the roof because of her AC unit. Even after attempting to reach out to management nothing has worked to get the repairs needed to fix her issues. I used to reside there and to get pest control for the rats and racoons was near next to impossible. They sealed the home off with new insulation with knowledge that racoons were still in the floors! I would not recommend them so long as Gina remains in office. Gina needs to be replaced and has needed to be replaced for some time now 😔

Homes are super close but pretty nice. Some of the trailers are brand new. Low drama neighborhood.

Management is the absolute worst and completely rude. Having to call a HUD inspector to look at a friends trailer who has NEVER paid her rent late 1 time in 12 years and now whos roof leaks in 3 places, the air-conditioning is broken and management refused to fix it. The poor woman is in her 80s!! STAY AWAY from renting a trailer or even a lot from here!!!

It was brought to my attention that someone made a negative post in my name. I did not place that post. The staff and employees are always working very hard on the property. If i were to make a posting it would say.Great Job. As a State Officer i will have that looked at by the State of Florida Attorney Generals Office. P.S. The property is clean and in order.

They dont do what they are supposed to. Unsafe leaving conditions. My roof caved in on me after 2 months of calling stating its leaking. My experience has been extremely bad and I dont advise renting from them.Its the management not the neighbors.Things only got worse after having the roof cave in on me! They have shown no concern with health well being and Ive only got direct lies with no solution to the situation they caused! They sure received their monthly rent payments and still put negative marks on my credit report. They never resolved anything nor did they pay my medical bills, didnt replace damaged property (due to them taking 4 months to fix the ceiling, the entire place filled with mold destroying personal property FYI I have video) and less than 7 days being back in the property Im hit with an eviction. They (Ortega Village) never cared and just wanted me and my 3 yo son out. Simply go away. First rental experience and wish I never went there

I’ve called two days in a row starting at 8o’clock till 6:00 every hour on the hour and the office is never open

Cannot see anything at night and I hit a pot hole Twice hidden in the poorly structured flooded road trying to find a clients home (even w my brights on) and the pot hole gave me a flat OFF the rim (I was barely above 5mph). Tires were literally just inspected by dealership last week. Tread was in the green, not red and now I just had to buy 2 new tires for my 2020 civic. Thanks.

They have nice trailers, but like most trailer parks you have the lot rent and have to pay a mortgage on the trailer. They use to rent there, but unless you have been there and been renting and you are grandfathered in, now they sell the trailers. But you still have lot rent. Other than that I do believe the neighborhood is fairly safe outside of the trailer park is unsafe because of the crime in that area, but I have a friend who lives in a trailer there and she has only seen only 1 incidents where the Jacksonville sheriffs office and swat team was called to a crime.

I currently live in Ortega Village and I must say I am very satisfied. Management is not the best at getting things done in a timely manner but coming from the same background I can see that they are literally doing the best with what they have. Management and maintenance are always kind and polite. Never have they gotten rude with me even if I was in the wrong.MY neighbors keep to themselves but are friendly. With just me and my daughter there I can say I feel very safe.

I have called multiple times with no answer.Went to the place to try and talk to them no one in the office ever I waited for hours for someone to be there (this was at 1pm)I called for 3 days in a row.Would not recommend this place ever

Went to help a friend jump their car. The grounds seemed well maintained not a bad looking place at all. They do back ground checks on people moving in to keep the criminals and drugs out. A nice mobile home park.

Went to inquire on rentals. No one at office during open times and not lunch time. Waited for 30 min and girl was very rude. The website showed 2 trailers for rent but she said none available. When I asked if she had any knowledge on anything coming available soon her response was we never know. No offer to be put on a list or anything. This showed no matter on a home didnt like the additude so wont be renting from them

Had to enter my information on a site to look at their mobile homes, looking to move in the near future, first I received a text from a gentleman and then from Csharli. Both times I said no, thank you to contacting me to discuss trailers and Csharli has the balls to tell me she doesnt wish me well in my search. Look, I dont care what kind of day youre having and you dont know about mine. Doesnt mean you have the right to be rude, have some professionalism and say ok, thank you.

I am very puzzled how is a application denied when they dont even tell you how much is the rent. They said u need to make 3 times the rent so what is the rent. What are they basing the rent off of? I work 4 jobs and 1 job can pay anybodys rent I would never put all my eggs in one basket so they can make my rent ridiculously high who they think moving in there doctors and lawyers. I went this place to try to buy a mobile home with cash after they process my application they approved my mobile home and a week later they sell it. There is a really bad customer service and management team they do not take care about you and they play with the company interest, for example they avoid to make me buy a mobile home in there. The Manager Gina has a really bad attitude and she should not be in there like manager a really unprofessional manager.I try to contact her for ask about my process and she sent to let me know the answer through the spanish customer service spanish speaker Omar. I really hope the corporate office take care about this situation in there for future residents. They lie to me. They sold the mobile home to somebody else that where they friend. I do not recommend this place to no one

Well living here is peaceful

The customer service was absolutely terrible. I was there today trying to finance or rent a home and I went in to the leasing office. There was a woman there at the desk on phone. She said she would be with me in a minute. So my husband and children went and sat down. We waited for over 30 minutes while the woman, laughed and joked on the phone. Another couple came in. They waited for about 15 minutes while she stayed on the phone. Finally we stood up and both stared at the woman as she looked at us and still talked on the phone. I left. If I wanted to waste my time again, Id definitely go back. I ended up leasing with another community down the road.

I lived in Ortega Village 6 years ago! Been fighting to get the lot out of my name for 6 years!!! Management has been awful! I am able to do so now but have to give up my deposit! Not the way a business should run. Absolutely disguised on how they treat people.

They told me they were issuing my deposit check of $600 after I moved out, but refused to send it. When you try to call they send you to an answering service, and you can’t speak to a real person.

Its incredible how bad the roads are when it rains you can’t walk into you grass because it’s really bad the Water stays there for about three days it looks really nasty I don’t know why they don’t foxy thatOr do something so the water can run so sad because it’s a really nice community and quiet

I will give it no stars but it wont let me this place is going to Hell I mean every time they get a new manager in here they think theyre Billy badass and now you got them put signs out with your addresses that have not paid their bills on it if you dont pay when they want you to then they go and do these signs where they send out these letters and if on that date if you dont pay your bill they go and started the eliction process

This place is a joke. Has got to be the worst community Ive ever came across. Staff is absolutely horrible! They dont care about helping you at all but better believe it if you dont do what they say they have nothing but threats to throw at you.

I live in Ortega Village and believe it to be a very nice place to live.. Alot of people get upset with management and maintenance but they are always working on trying to improve the community. The community itself includes a playground and pool along with very nice clubhouse available for parties and events to residents... There are other communities owned by the same company spread around jacksonville that are just as nice so if you cant get in to this park due to no vacancy look up some of the other communities own by bayshore home sales near you.

I live at Ortega Village this property is run by Bayshore/RHP Properties,inc., The Property is in serious disrepair, conditions I wouldnt wish on my worst enemies. Rent is high with very little in return. Office/maintenance staff are highly inept. Nothing gets fixed, complaints are met w/excuses & false promises. Staff spends more time issuing lawn citations than actually fixing potholes, flooding and broken playground equipment.The community is riddled with crime/theft/drugs. Most residents do not care and neither does staff. Regional and corporate management seems virtually invisible. You cannot contact/reach them. You call corporate numbers to try and talk to someone about getting complaints heard and issues resolved and they will not forward your call to anyone & will not give you a name or phone number /email address, they supposedly forward a message but will not tell you to whom & no one will return your call/answer your email/fax. Very shady, do not care about residents, resolving issues, fixing problems, making repairs, horrible management interested only in $. Strongly suspect this is simply a series of shell companies all ran by the same people, making it impossible to be held accountable for their actions or lack there of.

Do not move into this community. Its only a community because of the long term residents who have made this Park their home. Management does not care for anyone, they probably are not qualified. They usually direct you to call the city authorities even though its private property.The roads are extremely damage, sometimes the puddles are so large that your car almost drowns.Want to move somewhere nice? Look elsewhere. Want to live near crime, drug traffic and pay someone to not care about you, well this is your spot.Rent is increase by 5% every year or $20.. For what? False promises.. Elderly people need to not seek a home here.Dangerous place to be, no speed limit signs with lots of speeders, yellow pools, ducks/goose feices every where..
