Only thing going for this place is a pool. Ive had to replace or patch 7 tires because there is constantly nails and screws in the roads. The roads are tore up and they are constantly raising lot rent, constantly coming around and nagging about stupid things like pressure wash your house or weeds or youre getting evicted but cant bother to fix anything. Theres an extremely bad stray cat problem that they cant bother to take care of. Gated community is stupid when they dont even have security at the front and the code wrote down on the board next to the code machine. Might as well take the gates down.

The sales rep didnt seem to care about selling anything and actually pushed me more away.

The only good thing is that is close to everything after that it is ...not so great. They write citations but some how the guy a couple lots down does not get any and his place is in worse shape, I placed my car in the storage area with the office permission for one night and still got it towed but this two cars are still there after two nights. I will update on how many nights and by the looks it isn’t going to be towed any time soon!

Ive been living here for a really really long time this place is wonderful we get to go to the park and the pool during summer the perfect time most people here are so nice and the kids can make a lot of friends outside and at the post office they put pictures of people robbing or any important updates we need to know sadly theres something I dont like about this place Ive had a dog Ive had four all the time Ive been living here and just now someone had came and told me I have to give her away shes not allowed here it was a pitbull mix but she was the sweetest animal you can see she wouldnt hurt a fly I cried as I said goodbye to her when we left her at her new home good thing is I still get to visit her but thats the only sad moment that has happened here and I hope none of sad moments happen again

Every day it is a problem to enter, it seems we have more visitors than residents, or is it that there is a lot of residents under the table. ????Another problem is the parking lots, each lot has space for two cars and some people have more than two and it obstructs the others.The administration must do something about it because the rent is expensive for this cockroach and the administrative disorderthe worst place yo live in JacksonvilleYou pay almost $ 700 a month for a piece of land, they do not provide security, there is only parking for two cars, (and what of those with children who also have cars?) I have been here for a couple years now. They increase rent way to often and they keep doing patch work to the roads instead of just fixing them. Other than that its a good place to live just depends on your neighbors.

Apparently is a nice quiet and clean place with amenities like pool. unfortunately the gate did not work when I was visiting not that it would stop a person willing. I stopped to visit a friend and I like it.

Worst place ever. The manager doesn’t care about people and all they want is your money. If you own your trailer they don’t help you with anything!! The speed bumps are horrible and all different sizes. Also there are so many stray cats that our dogs got fleas from them😡. I wish I could give this place a zero star rating.

Why dont you clean up your park?

This place is just filthy!!!! They do not take care of anything there is a pile of trash outside our house that has been there for months and they have not done a thing about it. We have been to the office plenty of times and it’s still the same and we have children who play outside and it’s just disgusting how unsanitary it is!!!! Worst part is that they see it everyday and do nothing especially the maintenance workers.

I used to take care of a lovely Caucasian elderly couple in Countryside, and when I first got the job, it was a nice quiet park. But two years later, after masses of riftraft started moving in, that mobile home park was no longer safe, quiet or nice. Garbage strewn everywhere, people not speaking English out till 2am hollering in their own language, and getting wasted! I would rather be homeless, than live at this park!

Not the place you wanna live. water is ALWAYS being shut off, stray cats will ruin your vehicles, and it’s not safe, being broke into I wouldn’t recommend it. I’d give it less than 1 star if I could. Not to mention How uncomfortable I feel around the one maintenance guy who just walked straight into my house .

Dont apply here. Albert White who is one of the sales consultants there was not truthful in either of my conversations with him. First, I was told to come fill out an application and credit didnt matter. When I arrived, I was told there was a credit check and that my income should be enough to verify me as an applicant, and would be notified in 3-5 days. When I did hear anything for 5 days, I called and was rudely told that I had already been notified that I had been denied through text message, which I never received. Not worth the trouble I went through, only reason it received one star was because there is no option to put zero stars and at least the application was free. Only good thing about that. Also, dont expect anyone to give you a call back, I left three messages and still had to call to speak to the sales consultant.

My god mother lives in the mobile home park. Just be very careful with the speed bumps. They will tear up your car if not.

Geez, where do I even begin. Waited awhile to see if my thoughts about this place would change, unfortunately Im keeping it at one star.I thought Id wait to see if the good reviews on here would come in to play; cause there had to be some good qualities about this place if they were written reviews saying so. Turns out, the only good thing about this place ducks you see waddling around.Countryside is probably one of the worst places Ive lived so far. I wouldnt say its a horrible place but, its somewhere. They often give papers threatening to terminate the residents if they dont mow the lawn after two inches of grass grows out. TWO inches.I know theyre just trying to keep the place nice and pretty, but dont threaten residents unless its absolutely necessary. Some favorite neighbors had to move, miss them, but Im happy they got out of this place.

Pretty shady area within a nicer area. What I mean is this particular neighborhood has a lot of criminal activity, mostly small things like petite thefts but sometimes a shooting. The people that Ive known to live in this neighborhood are actually nice people so like always a few bad apples spoil the bunch. My personal recommendation, just go there if you need to and try to keep it during daylight hours.

So far, we have been out of water since at least 3pm. No notice. No emergency number to call after office hours. The pool was locked extra early today. It is now 9:55 on. This outage is neighborhood wide. We have been through dinner and normal working humans evening shower times with no water-again in this neighborhood.. No dishes can be washed, no laundry can be washed. And you guessed it, we cannot flush toilets either. JEA has had many calls about this outage but states that they show no outage on their end and else need to contact our community officials. Hmmm. Lovely days here.

Rent increases for mobile and manufactured home lots.(a) Any person who owns, operates, or maintains a mobile and manufactured home park pursuant to the provisions of chapter 44 of this title shall give the mobile home owners of the park sixty (60) days written notice prior to any lot rent increase going into effect. The written notice shall set forth the current rent, the proposed rent, and the date upon which the increase shall take effect.(b) If a majority of the mobile home owners of the park believe that the rent increase is excessive as defined in this section, they may request in writing from the American Arbitration Association that binding arbitration take place between the park owner or operator and the mobile home owners. The association will authenticate on a confidential basis the request and the signatures of a majority of the park mobile home owners, who shall be made aware of the costs involved in seeking binding arbitration under this section. For purposes of determining a majority under this section, there shall be one vote per mobile home unit. The names of the mobile homer owners requesting the binding arbitration shall not be disclosed by the American Arbitration Association to the park owner or operator. Upon authentication that a majority of the owners are requesting mediation, the commission shall appoint an impartial and qualified arbitrator, to arbitrate the dispute. The park owner or operator and the mobile home owners will cooperate with the arbitrator in an effort to resolve their differences. The costs and expenses of the arbitrator shall be borne equally by the park owner or operator and the mobile home owners.(c) An excessive rent increase for purposes of this section is an increase which is unreasonable based on the park owners or operators total expenses, including debt service and a reasonable return on the park owners investment or equity in the park, provided, that the debt service is directly related to acquisition of the mobile home park. Debt service used to or otherwise employed for purposes other than that which is directly related to the acquisition or capital management of the mobile home park shall be excluded. Further, the arbitrator shall perform an analysis as to the mobile home park owners need for rent increase and services provided to the park. This analysis shall be performed for a period of not less than three (3) years prior to the application for rental increase. Specifically excluded in any such analysis shall be any debt service incurred using the mobile home park as collateral or other security for investment, enterprises, businesses or similar ventures separate and apart from the mobile home park.(d) The arbitrator will promptly hear the dispute and render a decision based on the excessive rent increase standard as defined in this section. For purposes of determining a reasonable return on the park owners investment or equity, the arbitrator shall perform a risk analysis and consider alternative and comparative investments. The costs of the arbitration shall be borne by the losing party in the arbitration.(e) No lot rent increase shall go into effect until the earlier of:(i) Completion of the binding arbitration process, or(ii) One hundred twenty (120) days after the written notice given under subsection (a) of this

This community needs sidewalks. It is a shame to see so many residents walking, bicycling , or pushing strollers through busy roads. Even though it is not a main street, there is a lot of traffic and due to the fact there are no side walks, cars get backed up trying to avoid pedestrians.Also, it is very frustrating that one of their fire hydrants are constantly busting open causing roads to flood (also due to poor drainage system), and extremely low or no water pressure at least once a weak with no notice, that lasts almost a whole day each time.One other thing I have noticed; they have 2 parks, one in front by the office, and one in the back. The one in front is ok , although small. The one in back, which is bigger and beside what would be a scenic pond, is always full of litter, and full of ant beds.

I have lived in Countryside for over 22 years and I have never experienced what these reviews are even saying! Its such a quiet place, the grounds are kept up, the bridge is FINALLY being taken care of after a year of waiting thanks to the new property manager on site! The other property manager was rude, didnt care and was just outright sketchy hence the bridge sitting forever! I am so glad she is gone!The maintenance men are always on top of things and I have never experienced a delay in getting something fixed in my home and they always are very professional, courteous and caring towards me and my family. I hope some people arent deterred away from this little hidden gem, youll enjoy living here as i have for many years and for the many years to come.

Management cares more about the illegal immigrants then the people who by their homes and try and make it a nice place to live I lived here from 2013 two 2018 the first two years or good then I guess we got new management and a place went to s*** I would not move here and I would not recommend anybody moving here

These people do not put you as any type of a priority. I moved in with my fiance and 4 days into living here our house was broken into and things were stolen. They havent done anything to up the security or replace are mangled up door even after saying that they were going to immediately. We have water damage in our walls and leaking and our ceiling. The neighbors are bad and it is not worth risking your life to live here. I really wish someone would have told me that before I moved in here. Im in tears writing this because I know that they do not care about me. I just want to leave. I just want to get out.

Live here 5 years dealing with constant headaches. Every year at least 2 price increases on lot rent. We are owners and pay an average of $610/month for just lot rent. Several owner and management changes since moving here. Allocation of funds for upgrades and community improvements not handled responsibly. We have 2 roads to back of community and currently only 1 available due to repairs being made to bridge that accesses north side of community. Bridge has been down since April 15th (guesstimate, not 100% on my date). This has been a repair needed for well over 3 years. Instead of repair decided to paint the roads. Supposed to be a gated and guarded community. Have shuffled through several companies with most recent being armed guards in patrol vehicles that from my 2 encounters are here to maintain residence not so much who is being let in. One encounter involved the guard making a move for his gun against a resident for sound ordinance during the day (2-3pm). Much more but you get the gist of it. On the other hand they have been recently moving nice homes into community, and filling vacant lots. Is more upscale mobile home park in comparison, just not wallet friendly. Unfortunately Would not recommend as a peaceful place to live, but new management seems to be heading in the right direction, slowly. Pictures to come

Worst place ever!!! The office could care less about you. They dont keep anything clean. They expect you to clean up everything even tree limbs which they say they cant pick up if theyre longer then five feet, I mean come on what do we all have to have hidden chain saws now!! The office staff is friendly and helpful the corporate or owners suck and wont do anything about the tree and it has done a ton of damage to our home over the years.

Would give the Sulzbacher shelter a go before lowering your standards in this place. Ineffective Management, high lot fees w/ no active improvents to the property, no sidewalks on property for the numerous residents and children to safely walk through the park. And then theres ducks and geese.....everywhere

Not a very good neighborhood.Been living here for almost 4 to 5 years. Around the time my family and I moved in, it wasnt very welcoming as I thought it would. The place was quiet at first, but over the the few years spent here, so many things have happened.As many folks have said, the staff is very rude, a lot of issues here are rarely resolved. They progressively up the charge on rent, and they still seem to have issues on getting papers through properly. When asked about it, its always the same excuse, about how they never received the fax from the social security or they dont remember. Most nights you can hear gun shots, (maybe fireworks) and other things.Recently, theyve put more speed bumps then they needed at the entrance and near the main office. New management is heading in the right direction with small improvements and everything, but I would not recommend anyone moving here unless they have to.Update: October 2, 2018I know the speed bumps are for safety, but the way they are layed out is a big inconvenience to residents with lower cars. Plus someone keeps attempting to pull up the speed bumps and its wrecking the folks tires. I said you could hear something similar to gunshots, it was likely fireworks but, you never know; especially ever since two years ago.Even if it were reported to the office, not much would be done. Plus, there seems to be a lot of passive attitude coming from some of the newer staff.

My aunt was manager from about 2005-2009. While she was there the place was kept up and if you had any problems she would make sure things were fixed asap. And as far as crime she had none. Its sad to see how this once nice community has gone down. I had a friend of mine that also lived there drive through the community when they were on vacation and she took pics and it didnt look like same place. I hope they can. Get it together and make it a safe community again

Terrible place to live. DO NOT MOVE HERE! The office staff are very incompetent, rude, and they don’t like to help tenants at all. They’re rules are stupid. They send notifications for you to get the grass done, but no to let you know you’re vehicle will be towed for park in the grass with many vehicles more parked in the grass, and like if the have a lot of space to park in the street. We’ve been there for a month and we’ve been living a nightmare in that place. Can’t wait to move from there! AGAIN DO NOT RENT THERE! WORST PLACE TO LIVE. And ugly neighborhood!

Community looks trashy, many mobile homes in poor maintenance and just looks cluttered and dirty. Staff rude - a man on golf-cart abruptly stopped in front of traffic just to have what appeared to have been a friendly conversation with another person standing in his yard. The two must have known each other, he could have gotten out of the lane of traffic.

Provides housing for a ton of people . Layout of that place is equivalent of a child designing it with crayons. Havent heard anything good come out of there since its been there .narrow roads. Dread it if I have to go in there

New manager that came in is just cleaning up the mess the last one left. Not to mention they were stealing ;I’ve also seen reviews that are RIDICULOUS blaming the new management for the actions of others such as crime, & assuming that the new management doesn’t know what they’re doing. Tenants shouldn’t speak on things they don’t know.

The rent is way too expensive and they dont do any services. All they do is take our money and dont give any service to us. We pay 1250 every month. And good luck trying to move out. They will charge you for moving out and make you pay twice for rent for a single month

I lived here for 4 years. At first it seemed to be a very nice place to live. New management came in and the community seemed to be on the right track, until a new manager was brought in. I had to leave because the crime rate seem to go up with shootings, robberies and rapes. Also the lot rent kept going up with nothing to show why it was going up. Bridge has not been fixed but yet they keep buying new homes. I loved my home and I hated to move but I needed safety.

I never reviewed anything before, so this action is new to me. I was driven to write this review after all the events that took place. I do this in the hope to protect and inform future hopeful buyers about this company short comings. I have lived here for 2 year, with my husband. We were excited about the deal and area when we first came to live here. We even had our wedding (2017) reception in the club house. This place was our first home together. We honestly didnt know what we were walking into. Overall the experience with the office staff was kind, but they lack consistency, were disorganization, and lack unity in their staff. This lack of professionalism and organization left us stressed and anxiety every time an issue came up. For example, we had a dog and coverage per month was $20ish. In the summer 2018 we renewed our contract, and were about to sign when I noted that they didnt include the pet fee. I told them we had a dog, and they said they didnt know we had a dog. Another example was when a shooting even happened while we lived there. There was security guards for a 3 week at the front gate station afterward. Then they went to being there for only a few hours. Moreover, they never checked us or stopped us coming in. We told staff about our safety concerns. They said it would change, but it didnt. They continue to alway waved in. Latest example, was when it came time for us to leave. My husband informed the staff that we were moving. Iris (a front door staff member) explained that we had to give a 30 days notice letter, and that we wouldnt get our deposit back, since we are leaving before contract was up. We understood, and started making arrangements. January 8th 2019, we gave our 30days noticed letter and pay our last rent. After 30 days we went to drop off the keys, and to say our goodbye. But they said that they never got the letter. A different front door staff member went on to say that we were breaking contract, and that we needed pay our rent. We were in shock at this. We were disappointed with staff and how this was missed handle. Bitterly, this will surely affect our credit even though we did our best to do right by them. We were/are truly overall frustrated with this experience with this company. I have more experience and examples of poor service, but these clearly show the shortcomings of this group. I would not recommend them to anyone. I wish you all the best of luck in your search for a good home.

Apparently, the management company here doesnt really want to sell any homes. They are either very rude or just lazy or both. Walked into the office today to buy a home but no one was available to help us. Albert was busy with another client and never acknowledged us. The ladies at the desk never smiled, welcomed us or asked if they could help us during the 15 minutes we were waiting for Albert. I was even looking at their brochures regarding buying/financing options, which should have given them a clue. When we walked out, we said well come back later, but no one even looked up or said goodbye. I will never go back. In addition, the homes and grounds here are in deplorable shape and need alot of TLC. One of the most rundown trailer parks I have ever seen.

I took my three little kids across the road to play in the playground very carefully because they are just so small, and a car came up and stopped at our right, and when we got in the middle, he suddenly came and hit us almost! My Husband and I have lived here for 5 years. We had problems from Day 1. There have had 3 office turn overs since we moved in. 1. The bridge has been fixed for a year. (now its being fixed) 2. No security guard at the gate, gate hasnt been fixed in forever. 3. As owners, we pay more in lot rent, 80% of us as owners should not be paying that much. 4. the roads are worse that 95. 5. Every time New management comes in there are new rules, either follow or get evicted...Our new problem is they fact that we have a trailer that we use as storage only. The office says, the City is telling them we can not have it because the park is not zoned for business use, when we told the front office that the last 2 management teams were ok with it, they gave us until the 15th to remove it ourselves or it will be towed by them at our expense.Look we understand that you have rules and regulations, but you dont live in the community. Some consideration should be considered.So in closing, Rent or live there at your own risk....

Maintenance staff-okOffice staff- rude and racistThe park is divided into zones ,bad , worst and ok. You hear gun shots every now and then (I called police, never showed up, I stopped calling to report) you also hear fireworks (not really) the security guards do nothing other then driving around, call the tow truck and being on their phone when they are in the entrance of the neighborhood. And there is so much more to it...I lived on the ok zone for 5 years, I now pay around 900 for a double wide. I have no option ...

The trees by entrance need to be trimmed. No security guard although they one, very unsafe! Try Yes Communities at Mayport, more affordable and safe.Edit!!!! So many pot holes, omg! Your whole car will be destroyed just trying to drive home. The roads are so bad and the driveable streets have these big speed humps. So, if you own a vehicle this neighborhood is not for you if you value it. And think about this, if you can barely drive in Countryside in your car, they do this so you’ll never be able to move your home.

They fix NOTHING and I mean that literally. We have given it to the office in WRITING, followed by verbal confirmation that it would still be done and here it is a YEAR later and guess what? LOL not fixed... ANYTHING that was supposed to have been done since we moved in here O_O.... I mean who does that to their tenants?!? Windows are missing, smoke alarms are missing, and they can’t get maintenance out here? Well we are done asking... we are just gonna wait for the next inspection and they can find out the hard way because we have all the times we asked for them to fix these and they never came soooo oops on y’all lol but then y’all wanna charge out the butt for rent and put papers on everyone’s doors before rents even due huh? Then not give people decals for their cars either even though we have been here the whole time and ALREADY had a decal too right?? Y’all are playing with fire now!!! I’m telling y’all don’t move here people these people don’t know wth they are doing here. I sure hope y’all have off road tires because the speed bumps they had some boot leg company put in recently will tear your under carriage right out!!!! Especially if you live towards the back or need to go around the lake!!!! Those 2 bumps on the lake they must have been drunk when they tried putting those down. The manager is very rude. Went to look into moving into the community and (scott) was no help. Almost acted like he was lost and didnt know what to do. I witnessed him get loud and upset with office staff. The homes that were shown to me were in bad shape. My 10 year old son could do better work then whoever they have working on these homes. Avoid this place if you can...

The girl at the front desk doesnt know what she is doing also when i first went to put in an application they said that they requested the original copies of my social security card and ID ok no problem i went and got it then they claimed that i didnt make enough money and they needed more income so went that and brought it back i also got social security to fax them a copy of some extra income went back again to check on my application after about the fifth trip and several phone calls two weeks later only to find out that they never processed my application they claimed they never received the income verification from social security and needed 3 years of proof of income! I dont know what i was doing 3 years ago i wasnt even living in Jacksonville 3 years ago! This place is biased and seem like they only rent to Mexicans and white people stay far away from here!*edit* the response to this review is to do damage control they still rent to whoever they want to rent to dont believe them go elsewhere!

Place has gone down hill. Dirty and crime in park is up. Shootings and cant have a UPS package left as its stolen before they pull away. I only go to pick up friend during the day.

Love it! Everywhere has a good and bad but the front office and staff are friendly and helpful and when we ran into 2 months of financially struggle they really stepped up and were understanding and worked with us a great deal to avoid evection!!! They have certainly gone above and beyond!! The community is clean quite and kids are always outside playing!!! Definitely a great place to have a faimly! Havnt had any issues besides maintenance , the pest control is also amazing within a few day they had them out to spray the yard for fire ants!! So all in all definitely one of the top 3 here in Jacksonville!!!

This place is my home since i was 0 years old. So i lived here for 12 years. And i never want to leave this place

Live here. Like my home. Not so much the neighborhood although if you like blasting Spanish music night and day this is the place for you.

Live there. Keep going up on lot rental every year, they say it is for improvements. Charging for security but there is none.

Asked for the managers number and the lady in the office said “no google it” over $0.04 when I had a $0.09 credit.... will most definitely be calling the home owners association first thing in the morning. Mind you my neighbor used to work in the office and got in major trouble for stealing money from ppl... smh.

Living here 7yrs. This place is nice kept up around the pool area and office. Gotten a lil better over the years. However, I dont see that too much in back of the park and the lake area. They have a mackenzie program for the kids which is great and the Staff is helpful. Family friendly. Rent is decent. You can buy or rent a trailor here. Convenient area to live with nearby stores and restaurants. A lot better place than where I used to live on Atlantic blvd. My sister and her family is renting a trailor here as well. When she first moved in the house looked ok but then we noticed it had kitchen plumbing and water heater issues. The dishwasher was not screwed into the counter, which was a child hazard. So my hubby fixed that for them. Hopefully the maintenance men will get the others fixed soon. Everyones experience is different.Update: contacted us..not that I recall. And none to discuss now since time has past. Thats ok. maintence did help with water heater and drained their backed up water as a sub par fix but never fixed plumbing issue for my sister and blamed them. My sister has moved out since.Rent does go up, not that much though compared to other places.They have done some updates on the gate front and back.Water shuts off for an hour then they turn it back on the same day. Once every month or so, but its not bad.Speed bumps they do have quit a bit and may be dif sizes thats because of cars wanting to speed and its for the safety.

The management is hateful and are partial to some residents. Delerately go thru park and have vehicles towed and other are parked the same in their yards. Hated the year I stayed there and others have complained as well.

Horrible management company, lied on lease than caught trying to correct said lease. DO NOT BUY OR RENT THERE!!

Not the greatest place to live. Neighbors always throwing trash in your yard and cutting across your lawn.

If ya cant say anything nice dont say anything. Rest my case.

The park has went down hill real bad. Some of the mobile homes should be scrapped. Sad to see it looking as bad as it does. 20 years ago, it was unheard of to have a junked long lot.

Horrible place. Dirty and rude workers drug deals every second its literally the ghetto by the sea.
