Very simple place. No pool no clubhouse no park. lots of empty trailers that need work

This is the most expensive park in most of Livingston county. Even the beautiful place on 9 mile is cheaper. The new manager and assistant manager don’t return phone calls, they threaten residents that live here. The maintenance guy during the winter would leave skirting off causing pipes to freezer at the residents expense. Now that weather is getting nice he likes to sit in the dumpster area drinking beer when he should be repairing pot holes, cleaning up garbage from evictions, repair potholes, cleaning up broken glass from empty trailers, repairing potholes, mowing and if I didn’t make it clear repairing potholes!!! And don’t lie and say it is because of weather that we still huge potholes on every street.Get a new manager that does their job and maybe an owner that cares about something other than money.

Just moved here, was giving a warning from a neighbor few doors down to stay to my self cause of some of the people in the community. But still some nice people who live in here

I give this place five star in the worst of places to live in Michigan! I would not recommend this place to anyone this is not a nice place to live you have to dodge pot holes all the way to your residence the slum lord does not fix anything owner owns about 75 properties he makes 100 thousand a month off this one property you think he could fix your hot water tank in less then 48 hours forget it you’ll fix it yourself and pay out of your own pocket hold your rent in an escrow they will just suit you for non payment and get an eviction on you when actually you withheld the rent cause they fix nothing you will get everything but peaceful tenancy as the property manager herself says we do what we want that includes turning your gas off turning your cable off throwing deck screws up your driveway never returning a phone call and straight lying under oath they get away with a lot because building department doesn’t inspect the inside of these homes be aware that if your home was painted inside there prally covering up a mold situation if you care about your health don’t move here because living here as a young person has caused many health problems between the mold and severity of stress they cause.

The response to Yolanda about the roads is a lie. They wren,t damaged by snow plowing. They have been like and worse for years. About once a year they send in a cheap company to patch and within a few weeks they are back to deep holes. In the last year they sent the cheap to only pave from the office to the managers trailer a couple doors down. She has quit and we are on yet another manager. Corporate is nothing but greedy uncaring people. As long as you pay rent they could care less about the people that live here. I don’t know how they sleep, they are horrible humans.

The management is trying to make this a nicer place to live but there is still a fair amount of riff raff in the park. The dumpsters/junk yard next door to our lot are poorly maintained. Also, lot rent is more expensive than other parks in the area.

The roads in the park are in serious need of fixing. There are deep pot holes throughout the park. Theyre very dangerous at night especially.

Went through the application process & my calls were never returned! I reached out the local companies to get ahold of management. From the reviews,I dodge a few problems !

Just went to visit a friend to drop a toddler bed off to her grandson but from what I could see easy to navigate.

The streets in the park are a little rough.

It was a nice place to live! Management was friendly and they were always willing to work with me when there was an issue! Only thing that saddens me is that I never received whatever was left of my security deposit. I called several times and was told I’d get a call back or call at a later date.

Very clean, family friendly mobile home park. Lots of kids, everyone is friendly. Looking forward to seeing my grandkids grow up here.

It is like living in a forever dramatic middle school management is extremely immature.What is up with all the children play at the office, and on that street on that dangerous corner where Sherri’s son almost got hit by a car last Saturday Good think our rent had into a fancy play ground for them children.

Sheri is great the manager!!!!!! They have been trying to improve dont get me wrong but there will always be a issue people dont like! The biggest issue is getting people to be neighborly and not a**holes!

It brings me great displeasure to have to write this review. Ive really tried my hardest to postpone this update for as long as possible but enough is enough. Ive lived here for 6 months now and its slowly been turning into a nightmare. I have a very well kept lawn and flower bed yet this park still feels the need to harass me with WARNING VIOLATION NOTICES every 2 weeks stating I need to weed my yard. I have one of the nicest and most maintained properties in this park and it is mind blowing I keep receiving these letters while surrounding properties with worse yards do not.Instead of the community managers leaving me notes, They should be working on the upkeep around their own properties and the main office. I consistently have to drive around MASSIVE potholes on EVERY road in this park, along with having to look at a very POORLY kept main office and open field leading up to my house.Very rarely do I ever leave a poor review because its just not my style (Look at my other reviews) but this is where I draw the line. The borderline harassment from the community managers is getting old.I WOULD NOT RECOMMEND THIS PARK OR ANY OF ITS OTHER PARKS RUN BY THIS MANAGEMENT COMPANY.Below is my previous review, stating that when I moved in, I really did enjoy this place. But it seems their attention is more on messing with its residents then actually maintaining the roads and infrastructure of this park.Previous Review : Lived here for 2 months now. If you keep to yourself and mind your own business the price and location are definitely worth it. Homes are being remodeled or removed for newer places. I really enjoy this park.

Ive lived here since September. They have done roads, put in a new playground and the management is excellent. Its definitely improving in here and fast. I would recommend this place to my family and friends.

Its not really safe and the roads are terrible theres kids in the nasty creek playing its not the place to have kids at at all

It is quiet and never really any comosion. There are very nice neighbours and for a very anti-social person like me, its cool how people dont just walk up to you, you kind of invite them over to play. So people here are very respectful to piece and quiet.

I have worked with South Lyon many times. The manager Sheri is very understanding, caring and the kids in the neighborhood know she has the best candy year round! She gives of her time, cares for people and wants the community to be successful. As Sheri is the manager, she does not make decisions without upper management approval. That being said, as residents bring concerns, she listens and lets upper management know of any issues. She does not make the decisions and does not need to be blamed for things she cannot control. She does the best she can and has a huge heart. I can honestly say, she gives a 100% to help residents and keep the community beautiful.

Wonderful staff, should be cheaper by the look and cleanliness of the park. Ground work never gets done when asked or is due (rental fixing, plowing, landscape work, public garbage cans). Roads suck!

Sherry and the Management team are excellent. For what I pay i consider this place more tan decent.

The people are for the most part great, but if my lot rent goes up again claiming its for the roads considering I have 3 letters saying thats why it was raised in the past itll be a class action lawsuit as they were never repaired properly the last 3 times. I hope it doesnt come to that.

Was told online and on the phone that there was a special and could rent for 500 something but ended up driving 40 some minutes only to find that you must buy in cash and finance in order to get that price and renting would be 800 and something. Decided not to go that route...

Place is a bit rough, I wouldnt necessarily put that on management however. It ultimately is a roof over your head at a reasonable cost.

Looked like any single family neighborhood. Friendly and cozy.

Worse potholes in all of South Lyon. The kids go around pulling asphalt from the patched potholes every once a year if the trailer park supervisor is kind enough to have it done. The neighbors are sketchy, and there is a convicted sex offender that rides a stolen bike around the area. Avoid at all costs.

Incredible office staff and maintenance! Unbelievable how far they go to help the residents.I would definitely recommend this park to my friends and family members.

Sherri is actually a nice lady if you know how to talk to her. Most people throw their bills at her and complain like its all her fault. she is actually understanding and can help you if you go at her right. AND AS FAR AS THE ABANDONED TRAILERS they are slowly being replaced with new ones as of this very minute and neighborhood KIDS would not be breaking into them if the parents were being responsible as they claim. However, if any of you were truly concerned with the crime in the area. You would not have run off the only individual who was dedicated to your communities safety. This park HAD a stable foundation for neighborhood security for a short time only to be destroyed by the very people who asked for it to begin with. SHERRI was very kind and helpful for us.

Still needs work but the management staff is working to get old mobile homes out and replace them but it all takes time. Personally I dont live here but have visited and talked to the staff. I have seen improvements however, the mobile home next to the people I visited has been ready to tear out since they moved in last June. Get on the ball people!!5/15/2019 I would like to give an update. I still rate this at the current rating but this could change to a lower rating. I see no changes and there still are many old vacant homes. The one next to the people I visited still remains going on a year. The roads in the place are terrible, potholes everywhere!! Work harder management!!

Love most about this place would give more stars but roads are horrible last time they raised the rent for improvements fixing the roads was a joke they were tempory fills now there is talk of raising the rent again to fix the roads come on i dont want to pay more woodland ridge is cheaper the play ground there is awesome roads there are great so why are we paying more for roads that eat our cars

Great people nice place

Roads are terrible. Trailers are sold with hidden issues. Rent is highest of any park in area with the least amenities. Dangerous issues are left untakin care of. Such as dead trees towering over peoples homes.That said the current manager is amazing. We usually go through at least one a year but really hoping this one stays on. Shes gotten us a new playground, gotten long gone driveways repoured, the grounds are better maintained. Shes polite and kind. There is only so much she can do because of the vicious slum lord parent company but she does her best!

The management team is great! Friendly people.

Hi ive been comming out to s.lyon for many yrs. Even lived out here in a house of course. When my daughter came out here . to buy a over priced black mold used up dingy home. They said Home Depot had refurbished it stinky carpet and dishes fall out the cubboards driveway not fixed. Her kids cant play police are called dope dealers run rapid so if you dont have kids do drugs and like nosie people with nothing better to do . then this is the place for you. Truly sad place to be. I dont even give this place a star .

This is HORRIBLE place, I have only been here since 7/15 an dwe are on manager #3. The current one is Sherri she is RUDE and obvisiouly has no experience in customer service or management. The roads suck, lots of abandon trailers that the neighborhood kids break into and destroy and break windows. The management company should dump some $$$ into it instead of dumping CRAPPY managers to attempt to run it.

Descent place to live if you dont have any children. Crime is high there.

Roads are full of pot holes, people who live there let there kids play in the streets unattended and most of the southlyon police department calls are to southlyon woods.
