2 years now and so far so good no problems good neighbors everyone respects each other and if you have any problems or concerns rosebud takes it upon themselves to fix it or make this situation better right away. But like I said no problems here or with anyone and there are many restaurants and stores very nearby walking distance two thumbs up

I recently applied to get a mobile home from here and got denied due to credit score. I dont get how i got denied my credit score is over 500 but my mom lives here and i come visit and see crackheads living in there. How did they get approved but a person with a job, decent (not best) credit score cannot get approved. I do not understand.Other then that hitch it is a nice place alot of families and kids which is why i wanted to move here. I have a child and it would be nice for him to meet new people.

Dont do it worst experience ever. I was a tenant for 4 years. I was late twice in a four month period they sent my paper work to court each time. The last time they told me they wanted me out if I pay them there money I can leave no eviction. Boy was I wrong they filed for 5 evictions under my name 5. Now I am staying in a hotel cause no one will rent to a person with 5 eviction filings under there name. Use at your own risk. And take it this way at least someone warned you before hand. Am totally screwed. With no where to go at all. Fyi the ladies in the front office got more lies then the president.

They do nothing about people not picking up after their dogs. Nothing about extremely noisy neighbors. Only send a email about water being shut off for repairs almost every week. Insane rules that they don’t enforce for everyone. They won’t allow a TNR program to help stray cat issue. They left sewage in my yard after attempting to clear the line. They filed a eviction suit on me for being one months late and was only given two weeks to get out. My trailer had numerous problems including some kind of wood eating bug that made a major nest around door frame and caused storm door to be ripped off by wind. On top of that, they started eviction proceedings due to me being one months late on rent in the same month.was only given two weeks to move Office also closes early a lot and residents are given no notice; just a sign on office door. I am actually becoming glad to be leaving. Will miss one neighbor but certainly not the one who has loud parties on Sunday nights.

Its not horrible but its not good either, the power goes out a lot & when it does or the water is turned off the front desk knows nothing about it not to mention the woman at the front desk is extremely rude & Im glad Im not the only one that thinks so. If youre reading this rosebud zeman homes fire her or at the very least teach her how to properly associate with the public, because Im tired of being nice.

Great place. Office staff is really helpful and you can tell that they care about their residents and the community. Would highly recommend to any one.

I grew up in here and its so sad... When I was living there... Which was only like...4 years ago... It was peaceful and happy...

No hands up when shut the water off.Snow days not cleaning good.5 days after the rent due they charge 50 dollars and you have 5 more days if you dont pay want to send you a court.With the other management we dont have all this issues. Plus now start increasing the rent 20 dollars every year.

My 10 year old son and I was resently force to move off the property we were given less than 1 day to COMPLETELY get every thing we own out of the home with NOWHERE TO GO. Had things in MY SHED the SHED THAT I BOUGHT that was locked. Wasnt able to get to it right away returned a few days later to check on things because the vulture neighbors stealing your property an found that property management had maintenance staff cut the lock off MY SHED and throw the rest of my property in the dumpster. I give this mobil home trailer park ZERO STARS.

So many sick looking cats! My brothers poor dog got ear mites from the cats.

If i could rate this park lower i would- they raise the lot rent every year. Despite never fixing pot holes or maintaining the park. The dont have a security team patroling. People speed CONSTANTLY down the main road and we have kids in here. The managers are very bad about returning calls. The maintainence crew damaged our siding and it wasnt replaced. They CUT OFF THE WATER WOTH NO WARNING AND NO CALL frequently for repairs or inspections. The neighbors are loud and inconsiderate. I highly reccomend no one moves in here.

Nice places in a good location to public transportation and shopping.

The park is filled with nothing other than theives and crackheads. People constantly party loud threw the night . Car has been broken into multiple times. Park does nothing about it.

My name is Shaunna Luna. I was not going to make a review earlier today when I spoke to a lovely woman named Delvecia, but after a very ignorant encounter with one of the staff members named Cynthia I have no issue laying out my concerns about the park at this point. I called on the 28th of June to speak to a representative in the association to go over a pest issue in the trailer next to mine. This trailer has been evicted for about 4 or 5 months now. There seems to be a fruit tree that is inhabited by numerous flys. I have taken video on the property and also have recorded my own to show the amount of neglect on the land. There is so much fly feces inhabiting the location that it is now engulfing my yard with the feces. I have waited a full week to call again hoping that the situation would be dealt with, but unfortunately it is not. I also have flys inhabiting my home due to the outbreak that is happening. I get off work to 30 plus flys in my home because of this issue. I have already called an exterminator but nothing was done because that is the source of the pest issue and since this is not my home i will not be paying for that extermination also. I got off work an hour earlier and immediately called the association the first chance I got. I spoke to Delvecia who demanded who I spoke to on the 28th. I do wish I took a name but at this point Im at a loss. I do have the record of me calling and spending 4 minutes on the conversation. She put my mind at ease but just as before i didnt want to go unheard. I showed up to the front desk to make sure all my bases were covered. When I arrived Cynthia was at the front desk and she told me i needed to fill out a complaint form. I work during the same hours as these woman and i understand the want/need to get out on time. She stated to me they close at 5 and I stated to her that when a client comes in 5 to closing regardless of the situation (Which I was only filling out a simple form) you being the recipient should respect if not build upon the relationship with the person living in your association. She then told me it sucks for me..... which at this point your just being childish and very immature and if you do not have the patience to stand for another 10 minutes to go over a very serious issue for your client aka resident. then you in my mind have no right to be apart of that work environment. I felt belittled and judged due to her attitude. I then proceeded to stay silent even though I was upset. I come from a professional background and in no line of ethics are you EVER supposed to treat someone that way. Regardless of your position. I then looked for a name tag because i doubted she would give me her actual name and when i asked she proceeded to inform me it was none of my business... I would like to be followed up with immediately regarding this issue. I will be reaching out to a manager asap on Monday. I am also going to make a formal complaint against the association due to this continuing issue and encounter. If I am not heard i will then file a police report. After that fact i have no problem getting a civil suit in order due to the damages on my property. I have recorded all the information necessary and most definitely will be following up on this. So thank you Cynthia for putting a match to my burner on this issue. Hopefully it will be resolved.Thank you.

Where i am at me and my son cannot handle living here.I have complaint so many times that we are surrounded by five trailers.Those of the five continue to drink and party andare so loud they sound like thier inside your trailer.They also drive way faster than the speed limit.They play loud music and boonbox right in front of your trailer..I have complaint so many times that we can not take this but they said they cannot do anything about it. .I even took pictures and recorded and had them listen to what was going on but they still didnt care.So if your going to rent or buy from them make sure you check out the street going around here first.Other wise you will regret take your time ridding around where you think that it would be quite before you buy or lease.That was something i Didnt Do.Also when you try to let them know whats happening you dont get a phone call back until a week later.This place used to be very nice when Fran and Tina was here they always took care any problems right away. Sorry their Gone.They would never allowed this. I rate Tina and Fran Five stars even tho their not here anymore.

Drug dealers everywhere. I had to jump through hoops to move in here, but 4 trailers at the end of my row, and the one right behind me deal drugs. This is by far the worst place Ive ever had to live.

Their are so many stray cats. The park refuses to handle the issue.
