High rent and built subpar... Cabinets quickly become loose and wood used for them doesnt have any strength to hold the heavy doors. Ridiculous trying to get maintenance to fix anything. Works if you like being overcharged for everything, though communication and with leniency in late payment was much better than expected.

Friendly staff. I can walk right in and act as if their my friends... But also follow the rules. If we all play a good part in that in which i feel we as this community does we get along with thy neighborhood and help raise eacjothers children... It takes a village. Bless our lil community home.

As far as the park it is beautiful with beautiful homes but they keep raising the prices however they will work with you thats why I gave them a 3 star

We have been here since March and was a great experience moving in ckylar is a great person and very helpful with everything. Katie is not the greatest person she is very rude will not take care of a a safety hazard in my yard and she does not call back about things when she says she is going to look in to something!

Ok I understand there is a lot of stress coming from the job and not everyone is ment for the job .This Katie from Springdale lake has got to go ! Half the people we talk to will only deal with sckylar so imagine the work that puts on her and for her to still handle all that stress with such a great attitude is unbelievable! This woman should run the park period ! Why is Katie here if she has to pick up all her work .Thanks for hearing my vent but come on people we want this in our community?

I could never get anybody in the office

Have only had one issue and has lasted over a year. One of the trailers beside us the park owns and rents out is covered in green mold. When we moved in a few months later we asked if the park could power wash it. Was told it would be put on a list. A year later still nothing, asked again was told it would be done that week. Prepared the occupant to keep the windows shut so the work can be done. A month later still NOTHING! Reached out again and that didn’t work. Hoping this will get there attention since apparently nothing else will. Hate to be this way but it disgusting and I’m so tired of seeing this every day!Update:Within 24 hours RHP staff resolved the matter and I am happy to say the I finally have a nice view from my porch! Thank you Ckylar!

Called multiple times to report running toilets i was told by manager that it was normal and then reported it again so maintnece came out and adjusted both toilets....water bill went up...

Its a mobile home park. Nothing fancy.It is affordable living. Besides parents letting their children run wild, we are pleased. It is pretty quiet at night. Ckyler is always helpful and Maintenance is always pleasant. We own and pay our rent on time and have not had any unresolved issues. I would recommend this community to anyone looking for affordable housing.

Picturesque older trailer park. Amenities include a lake and swimming pool. As far as housing its a mixed bag, some areas nice, some not so much. Belton Scools.

My visit was just a drive through while out taking pictures at night. The area seemed quiet and appeared clean so I felt like its friendly enough from the outside. There is the well placed lake on the west side. I think Springdale is the name of the neighborhood and the lake is named the same. I didnt see any tables or picnic areas around the lake to my guess is that its not recreational. Still, a nice visual though.

Sure not as good as it used to be but it is getting more run down and more trouble than used to be. Its a mobile home park so you have good and bad people. They do have a nice little fishing pond and a playground. Im not sure if the swimming pool is still available or not.

This place and the lovely people whom work their are fantastic!! They make you feel like family. They are willing to work with anyone and help them find a home not a just a house. It has been the best experience, the neighborhood feels like a neighborhood you hear your parents talking about. It just has a wonderful atmosphere.

This place and the people that work here are great. The staff knows s very quick and friendly when someone in ng goes wrong they are there immediately there to help no matter what time of day. I enjoy it here the neighborhood is nice and everyone is pretty friendly.

Worst management ever!! Lot rent keeps going up...seems like every month. Sad part is we OWN our trailer!Sadly, I was in the office a couple months ago and over heard a MANAGER (Anthony) tell a resident if she went on google and wrote a “good review” he would take money off her rent! That should also be an option for ALL RESIDENTS if he’s offering it to ONE! There are ALOT of stray animals that live in the park... it’s horrible! My dog has been attacked numerous times in my own yard! I call the police and let the office know... nothing is ever done! I wouldn’t recommend living here to ANYONE!

Everytime it rains, the sky light leaks, have a family of raccoons, reported it sent traps out caught a cat and one raccoon no more were set. They hound you for your rent, when it comes to upkeep, they are very slow

Springdale Lake Estates has come quite a ways since I first visited in February of this year. It was fairly run down and I heard a lot of complaining from the tenants. That complaining has diminished dramatically because the staff have been working hard to get the homes and the park itself cleaned up. There will always be work that needs to be done but these folks are hard at it now. I see the office staff driving around taking stock of the issues that need addressed and I see the maintenance crew working long hours, even on weekends and holidays. Its a nice park to live in and the office gals are really helpful.

Trying to buy our trailer and we keep getting denied. We have been here 5 years and have kept up our place, should be able to make payments rent to own. The park manager we have now is really good and trys to work with people. Its not fair to that people have to work really hard to buy something and are told they need to finance or pay out right. I would like Corp to reach out to us to try to come to some agreement so we can buy this place. We have even said we will fix everything that is wrong. Still a no. If there really is a corporate please reach out to us. Would like to speak to the head office. But we are told there is no number to corp. Love my neighbors and my home.

No matter what time of day you call office all you get is an answering service.No one ever returns calls. Trailer Park is kept up. Most all trailers in good condition.

Not impressed. Management needs to step up to the plate and give this location and overhaul. If you ask people to take care of their stuff, they usually will...

I disagree with a puplic notice on white boards that rent is late and tenants at lot numbers listed need to go talk to the office. It is told the water pressure was turned way down for the residents in an attempt to keep from having to update the mobile home park water system. Residents are fined for grass over 6, or any other park code ordinance violation without notice. You dont have privacy because the lots sit too close together.

Have been waiting 7 days to get approval to just live in the community. Im not even trying to purchase a home through Bayshore . Have been speaking with a vary nice gentleman about purchasing his mobile home that he owns. We are good to go. Why is it that I cant get approved Monday to Monday. In-between moves and living on the go is not cheap. May be some age discrimination going on. Positive I got $ not a criminal and not a drug addict. From the reviews I would think this is the kind of applicant the would want. Will change review once I can confirm my family and I have not been discriminated against!!

Nice place to visit people not a raunchy park

Ive lived there several times. I moved away and came back after 2 years put up my deposit gave my notice in writing and suddenly I had an imaginary water bill!!! They knew it was broken the manager tried to tell me that they put it underneath another house and it worked fine. Thats not true it went in a scrap pile and away it went. I didnt have a bad experience with any of my neighbors this time when I live there. You couldnt pay me to move back there. It was funny when I got the bill in the mail that it was exactly what my deposit was that I supposedly owed for water. Not true they arent honest and I have no use for that place. I wish I could give a zero cuz thats what I would give.

Worst choice ever they do not work with anyone even when they are in the wrong they have been robbing us since we first moved here i cant wait to leave only been here for about 2months i need to get out of here bad because they dont care they just want money and way they can get it . do not move here even if u own your place they try to squeeze every cent they can out of u, no one has been kind but one lady one maintenance guy was rude to us for trying to throw away trash when we were told we could i was told lot rent was paid up but then was inform late that it actually wasnt so then had to pay the lot rent and late fees added to it do to their miss communication , just got charged for previous months water and sewer plus this months water and sewer with no time to pay for what they forgot to charge me for laat month so had to scrap up an extra 200. dollars and because i forgot to put 29cent on my money order now they are threatening me with 35.00 late and 2.50 every day after that so 29.cent now turn into 57.50 . it has been a nightmare cant breathe

Springdale would be a terrible place to live.... The streets have potholes EVERYWHERE. THE WHOLE PROPERTY IS IN DISREPAIR. The pool is not very big and the locking gate to the pool is almost never locked and the basketball goals have a not very nice, inner city look to them. And theirs no paint on the court at all and, the playground is located yards from the very smelly dumpsters that have a bunch of gross trash around them and, the office is locked alot of the times when the posted hours sign indicates they should be open at that moment

Horrible place to live. As soon as possible we are moving. Office personnel doesnt help solve problems. Maintenance takes forever to fix work orders and they do not even fix anything, they just make the problem worse.this is by far the worst place to live. DO NOT MOVE HERE IF YOU DONT WANT TO BE OVERCHARGED FOR A. HOME THATS FALLING APART.

We have the most wonderful neighbors here and enjoy our little cul de sac. Today Elliot held his word and now I will as well. New management was rockstar today. Hope to continue to see the positive Ive seen lately.

I have lived in Springdale for 16 years I have seen it go down for the last 5+ years. I live on the only street that was never repaved and have been told for over a year now that it will be fixed. There are pot holes every where to the point that you cant dodge them. They have rules that they dont enforce on fire pits, working on cars, fireworks, speeding, theft, animals without leashes. It is impossible to get management on the phone. Now the lot rent is going up another $15.00, just like it has for the past few years. Why? What are they doing for the people that live here? Very unhappy, not a place I would recommend.

Tha place looks its age. My wife and I were looking for a new place to set a new home. Why does every moble home community in the Kansas City area look this way. Most of the homes look very old and run down. Lot rent is way too high for the neighborhood.

Great people here.

Staff is friendly and the maintence staff have always fixed what needs to be done, even working overtime and week ends. The park itself is getting cleaner and my neighbors are great.

The park looks trashy and run down. Very few nice properties. Management seems cold and uncaring about the blatant dilapidation of the park.

Lake is clean, trailer park, roads are good, speed bumps, quite, right off interstate. Close to hospital, and restaurants, and shopping centers.

The property is very well-kept, and the staff are as helpful as they can be, but the company is poorly ran. The screening process for residents is bad as well, so it becomes a breeding ground for trashy people...

I would never live there personally but I visit frequently to see some of my family if there wasn’t a since of getting stabbed or offered to buy drugs it might be a fairly decent place to live

Street Pot holes, the management wont let kids do lemonade stands, or have basketball goal, or kitty pools. They dont care when my truck gets broken into at night. They say there is a nightwatch but I talked to neighbors, and it dont seem like we have a nightwatch. I am thinking of suing Springdale Lake Estates in Belton Missouri.

I just seen the news about posting late rent names you got to be kidding never seen any place do that. Isnt that a law you cant do that. Let me till you about Springdale Lake we bought a trailer there years ago, water was ridiculously high, drug addicts let in to live and if you conplained nothing done as ling as they got outrageous lot rent at time 450 $ for tiny lot full of holes no grass was told our problem to fix. I got sick we moved out couldnt pay lot rent no more, I gave them the tralert for it. Greedy people took us to court and still wanted lot rent and they rented the trailer out made more money its still in our name we didnt give them the title. Which now so many years dont care. But this is how they work . Half the trailers are so old and run down but as can long as they get lot rent they dont care, but put notice if grass not cut. Dont live there

Dont live here! This park is full of meth heads, drunks, druggies & tons of unsavory sorts! Theft, vandalism, drug sales, and even a murder have happened here in this park within the last 12 months. We are vacating as soon as our lease is up. Screw this nasty, white trash filled, disgusting trailer park! We are out!

Be aware, the maint staff are not being managed properly nor efficiently and things will be overlooked and worked around. They eventually did resolve my dishwasher issue after approx 4 months.Skyler Miller is amazing at her job. Elliot, the official manager, is a non functional cog.The RHP website doesnt send a reminder nor bill so I imagine that a lot of folks arent even aware of when their bill is available. KEEP TRACK OF ALL YOUR PAYMENTS and NEVER OVERPAY SLE!!! There was an egregious error on my ledger/account, per Elliots hand, and I am *positive* this isnt the first mistake hes made and definitely is nowhere near his last.The phones are not always answered and are directed to an incompetent, out of state, answering service. Good luck with any type of phone communication.Community will hang informational flyers from your doorknob, so pray it isnt windy or the neighborhood thieves arent out, or youll never know when theyre cutting off your water! (they turn the water off here an awful lot and the times and dates they state on these postings are not always correct, Ive come home to no water on multiple occasions.Any comments about community rules are auto deferred to the local police. Also, be prepared for running unsafe kids at the pool and to pick up waste and trash when visiting.The office staff do not know how to create and send a statement in PDF format. (Its 2017, and asinine that common knowledge of simple printing practices arent a requirement to work here.) They tape a physical piece of paper to your door, so pray it isnt windy or the neighborhood thieves arent out, or youll never know how much lot rent is due!Neighborhood is loud at night, do not expect sound sleep here! Our rent changes every month it gets higher and when the finally do come out to fix something witch takes forever its not the right way so then you have to call again it never ends we are moving as soon as our lease is up . and you can never reach office on the phone our yard floods the best thing bout this place is its quite thats not saying much my car has had damage from God knows who and my home has had Vandalism from trying to be broke into this is not were you want to live .

Moved out 3 months ago, still paying lot rent for a trailer we cant live in. The management changes, when we first moved in in May 2016 everything was great. But it started going downhill, the manager we had when we left was an absolute ass. Very rude. Our trailer was broken into, vehicles broken into, but they just said to file a police report. Junkies hanging around randomly at night, a man was peeping into windows and scared my toddler one night, lot rent raised 3 times in the year we were there. All that being said, the staff in the office was pretty helpful if you went inside and talked to them. My kids had toys stolen that they had outside like a $600 child size fourwheeler. We couldnt afford the kit rent plus the trailer rent. Not too shabby of a place if you live up towards the main road from what I understand, but the farther from that you live, the more weirdos you have to encounter.

Overpriced for doing nothing. you can almost buy a house for what the lot rent , and still do all the work yourself. lots are small. too much theft in this place. for the amount of rent, they should at least provide some security.
