Anyone looking to buy a home from @ Timberline Homes I wouldnt recommend them to anyone. Our home was delivered on January 25th. To this day they have yet to finish setting up our home. We have been lied to multiple times and I hope I can spare someone else the pain we have been through. One very dissatisfied customer !!!This is how they left our house in May and havent been back. Now part of the roof is going to have to be replaced. I just dont want anyone to be screwed over like we have been.

The people at Timberline are a nightmare to deal with, as are their contractors. It takes FOREVER to get your home set up (properly-ish). But the real problem is Southern, who does the manufacturing of the homes Timberline sells. The workmanship is AWFUL and guess what, all that becomes your problem with the manufacturer, not the problem of the people who took your money. According to them they are only the dealer. I guess what Im saying is just dont. Dont believe their lies and dont buy their sub par, cheap looking (oh, yes, the one on the lot is BEAUTIFUL, but yours wont be...) manufactured home.P.S. One of their employees and their mother-in-law are two of the 5 star ratings, so...

From a former contractor that was loyal to them for years, I would never recommend buying a home from them nor would I ever recommend any contractor do any work for them. There’s a reason why they can’t keep good contractors. The lack of management is embarrassing, but if you like chaos head that way.

STAY AWAY!! Management is sad .. they run off good contractors and can’t keep a smooth running company!! Bunch of selfish people that need to get a life … Clayton homes right down the road be a better choice!!

I went to timberline homes first in the beginning of my search for my dream home. When I walked in and asked about things I was given a map and told to walk around. So I did, thinking okay maybe this is normal. So I walked around found a home I really loved after spending 2+ hours going through every home looking for something I wanted. So I’m excited to find this home, just to go back ask about the home and be given a schematic with a price on it and how it could fluctuate due to the increase on lumber and exct, and no interest in me at all as a potential sale. They didn’t care nor did they try to even attempt to sale me anything.So maybe they do great and pick and choose who they think is a great sale idk but I wouldn’t choose this company. I was a potential sale and they didn’t care to show any interest. I would recommend Clayton homes or any other local place besides this one.But I did find a home I love and it was not from this establishment. Look before you buy and if they treat you like they don’t care in the beginning then how do you think it’s going to be after you purchase from them?

Very disappointed for the final stages of installation for a family member....there are things that need to be fixed inside and out by the factory.... as well as heating and air to be installed .... Home was delivered over a month ago... I understand things take time but I feel like the ball has been dropped this time... I really hope they can make it right and soon... otherwise I would not recommend using them to anyone

My husband and I had such a pleasant experience with Timberline! The staff were all super helpful and did whatever it took to get us in the home we loved! They were super patient with us as we changed our mind several times and ensured we had everything we needed to be successful in purchasing our home. Im frustrated at Timberlines Mobile Home Sales..because the person that sold me the trailer lies to much. They say one thing but that doesnt happen so we complain about it. She said we were complaining too much. Someone was suppose to come out to do the insides this morning but the woman (that sold it to me) said they would come out today or tomorrow. Then the one who put the heat pump in supposed to come out wed or thur to do that. We need to get in asap. Am living some out of my car but dont sleep in car. Wouldnt recomend them to anyone. Need to get this out of my system.My mother inlaw post this.

The staff people are all very nice , even when you ask a hundred questions . They make the buying process very easy . Thanks for making the hard part easy guys! From the moment we walked onto the lot we were welcome and upon entering the office we were greeted warmly. The sales staff were very friendly and open to questions and curiosity. we were given a site map and asked about what we were looking for and once we gave them a baseline they pointed out which ones on the site map would most likely fit our needs and told us to go look and get an idea more of what we were looking at and for. we did this not quite used to absence of a sales person at first it was ok do they not care but you quickly realize that they were giving you space to look and develop your own opinion. so once we looked and narrowed the selections down we returned to the office. the staff asked questions to see what we liked what we did not like to help us refine our search even more. what started out the day as more than 10 selections by the end of the day we had narrowed the selection to 3 and went home to ponder on what we liked, needed, wanted and could do with out or what was a must have. and sadly the selections were so awesome that it was a very hard decision to finally put down to one home to attempt to make our own... we returned the next day and again the sales staff were awesome and we have started the process to make a new home from the wonderful people at Timberline and we thank them for every thing they have done so far and look very much forward to receiving a key to the front door of our new home. again this has been one of the best sales person based experiences I ha e felt with in my life at this point in time and glad we did not pass them by for a big box manufacturer type lot.

A great experience. They worked with us very quickly and got us approved the day after our visit. Very good group of people and they don’t mind helping out or going the extra mile to satisfy their customers. I’d recommend these guys to anyone,thank you Kristin and Brandon!

UPDATED 08/22/2020Reducing rating after purchase with the only comment being to pay close attention to the 1 star rating comments.Very friendly and informative staff. Plenty of selections to choose from in all shapes and sizes. They even care about prospective customers enough that they actually have air conditioning for your comfort as you roam through several of the models.

We were able to find the home we liked at a very good deal delivery was smooth very pleased with the guys who delivered and set us up they worked hard at getting it done hope to see everything finish out smoothly not every business can be perfect but I am very pleased with timberline keeping their word that shows a lot at the end of the day I’m happy with the home we have purchased and how everything has turned out.

I have contemplated giving Timberline Homes of Anniston the review they deserve for about 1 month now. When we first went to their lot Kaitlyn was who we met. She was very friendly person. Very personable. We looked at several homes and fell in love with The Huxton. But it was out of our price range for a mobile home. We then went to the Griffin lot model. She and I worked out a price and my mom and I went back over there on a Friday afternoon to pay the deposit. While we were there my mom wanted to see The Huxton. We went in it with Kaitlyn and she told us that Southern Energy was exclusive to only Timberline which is the manufacturer of The Huxton. She went on to say she thought you had to go as far as Texas to purchase from any other dealer. I knew that wasn’t true because I had already been giving a price on one at Georgia Alabama Home Center in Rome, GA. Long story short I made Kristen the GM aware of this comment and she said she would address it what Kaitlyn meant was in Alabama they are exclusive. After making this known they never changed their signs in the homes to state exclusive to Alabama only. Which is being a little shady if you ask me.After that I still continued to deal with them on the Griffin. I had to go back and forth with Triad their lender because they could not get the numbers right. Finally after some changes on my end and theirs the numbers were right. We went to close on the home and Kristen the GM who I had then been dealing with met with another manager from another Timberline location instead of being in our close. Once we got the paper work to sign I noticed the address had not been changed to what it should had been and the numbers were wrong AGAIN. I informed Lyndie the representative sitting in Kristen’s place during our close the address was wrong she told us to go ahead and complete the paperwork otherwise it would all have to be redone. Once they bring the house out I can call and tell them the address was wrong. Now I am no genius but I do know no one is going to bring a house and drop it at a different address than the closing paper work states. I also know when you close a mortgage loan with a bank your information is 100% correct on your settlement sheet. The numbers are to the penny you were told they would be. BUT we did what Lyndie said signed all of it anyway.About 7:00 or 7:30 that night I get an email from Kristen asking why did we sign paper work that was not correct??? Instead of asking her own employee Lyndie she asked me as if I did wrong. That was where this entire process really went down hill. Yes I made changes in the beginning on the loan it self. We were going to put land in and decided to change that to a chattel loan and not home land loan. I also was undecided in the beginning of what home I wanted. I am sure that as a paying customer and spending over $100K plus I have that right. BUT after this sale was canceled which I didn’t want to do. Kristen the GM told me that I was one of those people that was impossible to please. I could only laugh at that because if me wanting to make sure I am buying what I want for the price I was told makes me impossible to please then most likely that include 99% of the human population to fall in that same category. My ONLY complaint during the entire process was the information on their paper work was wrong over and over even to the day of closing. Which is why the deal was completely cancelled.BUT thankfully it all fell through and we are back to our original plan building our home. So thank you to Kristen and Lyndie for helping us make that decision. Kaitlyn was the most friendly I dealt with. Kristen was the most unprofessional I have ever dealt with in any business and I told her that in an email. Lyndie didn’t seem to know what she was doing when she had us sign paper work with wrong information on it and would have had to redo it all but we cancelled the sale instead. Besides that I had no dealings with Lyndie.Do your homework before dealing with Timberline Homes.

If I could give them a zero star I would but one is low as you can go apparently. Well house is now going on 4 months of living in the home and they have yet to completely set up the house completely. Sit there and tell you oh we are going to get on it just find out well later it’s a different excuse. Beyond frustrated is an understatement. Also they tell you stuff that you wanna hear at closing just to find out that they have lied pretty much to your face about things.

We are currently in the process of purchasing a home. So far everything has been super smooth and the staff is so friendly to work with! We have hopes and confidence that the whole process will be great.

We got approved then they decided were not approved because my husband didnt make enough in 2017. My husband made more in a month than most can make in a year. He makes more now than he did then. They claimed he only made 1k a month. Um NO.We wouldnt have been able to survive off 250 a week. Found out later they just want to see if they can get more money out of us.

The sales person we spoke with seemed to be very eager to sell us a home, even when we described our situation and explained that we mostly were gathering information and wanted to look around until we were comfortable moving forward. After talking to other sellers, it became obvious that all of the dealers in the area compete heavily with each other and these guys were very quick to discredit the others with numerous reasons as to why we should only buy from them. Research so you know what questions to ask. If you only want to browse the homes on the lot, dont go in the office.

Great salesperson, beautiful homes- 09/11/2019: We bought the Southern Farmhouse from this location. Lyvoye was our salesman, and he was awesome. Unfortunately, he had to go back to his home location in Cullman before the sale was final. However, I have to give the highest commendations to Every.Single.Person on the Timberline staff. Kristin, Brandon, all of the staff from management down to the contractors who delivered and are still setting up our home... We very much appreciate all you have done to make our dream of living on the river a reality. If you are looking for a manufactured home, look no further, people. The guys are the absolute best!

Save yourself the time and trouble, not to mention the disappointment and buy from someone else!We have been dealing with these people for months!! We live an hour and a half away and had to make multiple trips to sign paperwork and forms they kept forgetting. They told us we were approved for one home and then a week later we had to switch to another because suddenly we werent approved anymore. After 4 months and already making the down payment,and being told we would have our new home within 2 weeks, they tell us we are suddenly not approved anymore!! So now we are having to fight to get our down payment back!!

We went to all the surrounding retailers and timberline was the only ones who took the time out to show me the housing and let me know what was all needed to be done! I would highly recommend them and honestly once you look at the homes their no one else compares!!!!

They will lie to you from the very 1st day. I bought a $100K home and couldnt get them to finish the plumbing for almost 4 months... they promised to complete a pumchout list & then refused to do most of the work... They forgot to hook the 2 sides together before turning the water on to my house & flooded the insulation under the house. they cut the plastic, put in a little dry insulation, and duct taped it back together... (the insulation is laying on the ground now after just 3 months)Lots of promises and no action... 100% miserable experience... BUYER BEWARE>>>> BUY SOMEWHERE ELSE>>>>

Do not do business with this place. I put a down payment on a place it was a cash sale I was not financing anything. We signed the purchase agreement I put my 25,000 down everything was good until they called me up there the next day (which is today) only to tell me that the manager has mis-quoted me on the price of the home and they said it would be another 25,000 on the total price of the house.. Told me they could not order the home because she gave me the wrong price and they wouldn’t make any money. Did not have my check that I gave them said they would have to “request” for it ... This place has done this to many people. They also deleted my post and comments of the Liza Jane off from their Facebook. They are scammers

Amazing homes. Nice and helpful staff

Could have been a smoother home buying process. The sales person we had was friendly but very forgetful. She was told while filling out first set of paper work that I want a heat pump. It wasnt put on paperwork and was forgotten. Because of this it delayed us from getting working AC before we moved in. She also left out the land improvements on the closing documents and this delayed us getting our home. Then the set up man Billy didnt do the best job. Was promised white chirt by him but got red rocky chirt which he brought out the day before bad weather. So he made a big muddy mess all over our yard that we are stuck with til grass grows over it. He also left trash all over the place and forgot to hook up the water crossover. He finally came back over a week later to pick his trash up and attempt to smooth out the mess he made with the chirt. Westbrook the plumbing guys are awesome. They hooked up the water crossover Billy forgot, checked everything for leaks, cleaned up very good behind themselves and even told me about footers that need readjustment. The trim out guy was good but in too big of a hurry to catch all the flaws his first time out. But he fixed everything perfectly his 2nd time out. The Timberline Anniston Manager Mike did an excellent job at doing his best to try making everything right! He was also very helpful with finding us a home to fit our budget. Now if he can just get the sales person and set up guy we had to do better for future customers then service will be near perfect. And Lindsay Clark the new office manager also did an awesome job taking over and helping us get everything taken care of! Overall me and my family are now finally satisfied customers thanks to Mike and Lindsays hard work and excellent customer service.

A rep told me and my wife to meet him at the office ,For info on a moble home . We waited on the front porch for him . He started walking towards us then he turned around and walked away. We went inside the office. A lady wanted to do paperwork immediately.it was Odd she thought we wanted a loan , without asking why we was in the office . ( we are paying cash and the rep knew that ) I got the info I needed on paper from the lady . Me and my wife walked outside to go to our car ,and the rep was with a lady . My wife stopped and asked him if she could ask him a question about the papers we just got. He rolled his eyes and said he was with a customer . The customer said it was fine , we said it was OK and left . We bought our moble home from a different dealer in a different town

Horrible place to purchase a home. I have been waiting for two months on the proper footings that I paid for to be installed under the house. I was told by John Mills that it was a county and a manufscturer requirement that the house have concrete footers under the home. The home was delivered in January with out the footers being installed after it was set up I asked about the footers and was told that they were not required in this county after paying for them and being lied to and told they were. I then called the county and as long as the home is on compacted soil it doesnt call or footers unfortunately for timberline homes it is on fill dirt so it will not pass inspection. after two months of arguing I am recommending that all customers looking to buy a home from these people need to come look at the outstanding job they did the home is located in Hogansville ga where it will set for however long it takes timber line home to reimburse myself and 21st mortgage and then remove it from my property. please come by and look at the work timberline homes does from the roof being buckled to the trim coming off the walls as well as the doors not shutting inside the home. when the house was delivered you could sit on the toilet and take a shower during a rainstorm. the counter tops are coming up off the cabinets it is horrible. the cutomer service sucks they got your money now you better stay on them to get your money back. I will never recommend theses people and if you come by 293 s river circle Hogansville ga 30230 you will not purchase a home from them either

Took over 2 months to close on our home and another 2 months to get it delivered, then another 2 weeks to get it set up. The guy digging our footers just quit half way through. Multiple attempts to get repairs done-they still havent been done, from a broken window on delivery to a leaking roof where the smoke alarm is, a discolored ceiling from the leak. I am only giving them one star because I have to.

They couldnt make up there minds weather or not I was approved. Even had come up and sign final paper work and pick out colors all that stuff. Then 3 days later, they claim I was not approved. It took 3 months to get to that point.

I never leave reviews for anything, but their homes are absolutely stunning and the staff really go the extra mile to earn your business, if we don’t end up building a home, we will definitely buy from them!
